Value of house at Land Registry
Under new rules (introduced in 2006) the actual price of the house is stated in the legal documents, but property taxes are only paid on the notional value of the house recorded at the Land Registry; the 'Valore Catastale'. This is often considerably less than the market value of the house.
'Prima Casa' eligibility
Stamp duty ('Imposta di Registro') is paid to the local council at the rate of 3% for homes cited as the owners primary home in Italy and 10% for second homes.
Agency fees
Buyers typically pay Estate Agency fees of 3%, though this is negotiable.
