The present owners restored this former mill, which once belonged to an adjacent convent, with care and taste, retaining the ancient buildings' many period features and adding landscaped gardens which create a delightful setting for it. The accommodation is flexible, so that it can easily be used either as a single large home, or as two self-contained apartments, with a further detached cottage beside the swimming pool.

There are two studios, used by the owners who are artists, which are easily convertible to additional living space.

Location: Casa Buda is located at the end of an almost private strada bianca which winds uphill from the village of Pantalla, 1.5Km (1 mile) away. The house has uninterrupted views west over the Tiber valley to Monte Peglia in the distance.

Pantalla has an intersection with the main E45 'superstrada' leading to the regional capital, Perugia (20 minutes away), Todi, Tuscany and the motorway network to Florence and Rome, some 2 hours north and south, respectively. Perugia airport, 30 minutes away, has flights to London Stansted and to Milan.

The area is at the heart of Umbria's many attractions, amongst which are Spoleto (noted for its music festival), Assisi, the vineyards of Montefalco and the cities of Orvieto and Siena, in Tuscany. There are many country restaurants and outdoor activites within a few miles.
